- Property tax assumes the town assesses at your purchase price. Assessments lag the market, so this tends to overstate the bill in a rising market and understate it after a reassessment.
- Tax rates are residential rates read from each municipality, nine of them FY2026. Weymouth and Whitman had not published FY2026 when this was written, so those two show FY2025. Abington and Bridgewater levy one rate on residential and commercial alike. Every rate stays editable, and it is worth checking against your own bill.
- Maintenance and capital reserve are percentages of rent, which is the common convention. On a pre-1930 three-decker with original systems, both are light.
- On an assumption, mortgage insurance is applied to the combined balance. A real FHA assumption carries the original loan's MIP schedule, which may differ. The blended rate shown is the balance-weighted average, the industry shorthand, not a solved single-payment rate.
- Assumption processing is added at a flat $900. FHA runs roughly $500 to $900, VA caps the lender fee near $300 and adds a funding fee of about 0.5% of the balance for most non-veteran assumptions.
- Nothing here accounts for condition, deferred maintenance, whether the current rents are at market, or what happens when you inherit the tenants.
