Can you build an ADU in Weymouth?
Weymouth adopted its ADU ordinance on 3 February 2025, one day after the state law took effect. It permits ADUs as of right, but runs site plan review and design review with a public hearing on every one, which makes it the slowest of the towns documented here.

Two things here catch people out. The one-third rule for a conversion inside the existing house is tighter than the 50% most people have read about, so a basement or attic conversion is capped lower than a new detached build. And the short-term rental ban reaches the principal dwelling too, not just the ADU, so building one takes your own house off Airbnb as well. Budget around eleven weeks from filing to decision if both clocks run their full length.
An ADU takes a single-family and makes it a two-unit, which changes the monthly arithmetic completely. It also costs six figures to build, which most articles skip. Run both against Weymouth's real tax rate.
